Brackish haze off the lake, hard water from the sprinklers, and live oak pollen on everything in between. Clear Lake glass works harder than most, and we keep it clear with a set neighborhood day and both sides of the glass.

What Clear Lake does to a window
Clear Lake is not a lake in the freshwater sense. It is a brackish arm of Galveston Bay, and the water in it, in Taylor Lake and in Armand Bayou is salty enough that the breeze off it leaves a film on glass. Homes on the water in El Lago, Taylor Lake Village, Clear Lake Shores and Nassau Bay get it directly, and on a south wind it drifts across NASA Parkway and settles on the glass in Bay Oaks and the Clear Lake City streets off Space Center Boulevard. It dries as a dull gray haze rather than the white crust you see on the Gulf, which is why so many owners stop noticing it until the first clean.
The bigger problem for most Clear Lake homes is the water that comes out of the sprinkler heads. Municipal water on this side of Houston is hard, and the overspray that hits the lower panes every morning leaves a line of mineral spots that will not wipe off and slowly etches the glass. The live oaks that make Brook Forest, University Green and Bay Oaks so shaded drop pollen every March and keep the north-facing glass and screens damp enough for mildew into May. On still summer days a haze from the refineries along the Ship Channel and Bayport settles on everything facing north, and the afternoon storms wash it into the tracks.
A quarterly plan suits most Clear Lake homes, with the inside glass done once a year. Lakefront homes in El Lago, Taylor Lake Village, Nassau Bay and Clear Lake Shores usually go to every month or two, and we schedule a visit after hurricane season to clear the windblown grit from the tracks and screens. We know the HOA expectations in Bay Oaks and Brook Forest, work the whole street in one pass, and send a text the morning of each visit so nobody has to wait at home.

Clear Lake window cleaning questions
How much does window cleaning cost in Clear Lake?
First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in Clear Lake?
Quarterly keeps the haze, pollen and sprinkler spots under control for most Clear Lake City homes a few blocks back from the water. Lakefront and canal homes in El Lago, Taylor Lake Village, Nassau Bay and Clear Lake Shores do better every month or two, because the brackish film comes back within weeks. Most people have the inside glass done once a year.
Can you remove hard water spots from the sprinklers?
In most cases, yes. Mineral spots from irrigation overspray need a dedicated treatment rather than a regular wash, and the sooner we get to them the better, because hard water will etch glass over time. Tell us about them on the quote form and we will look at them on the first visit.
Do you work in the HOA neighborhoods and gated sections?
Yes. We work regularly in Bay Oaks, Brook Forest, University Green, El Lago and Taylor Lake Village. If your section has a gate or a vendor list, tell us the procedure when you book and we handle the rest.
